Roof replacement cost in Des Moines Iowa - Superstorm Roofing and Siding

If you’re a Des Moines homeowner wondering what a new roof actually costs, you’ve probably seen ranges so wide they’re useless — “$5,000 to $30,000” doesn’t help you plan anything. I’ve inspected more than 14,500 properties across Central Iowa over nearly three decades. Here’s what homeowners in Des Moines, Urbandale, West Des Moines, Ankeny, Waukee, and the surrounding metro actually pay — based on real projects, not national averages.

The number that matters most: Across our 3,100+ completed projects, the average out-of-pocket cost after insurance is approximately $1,800. If your roof has storm damage, that may be all you pay.

What Does a New Roof Cost in Des Moines?

For a typical Central Iowa home with a standard-complexity roof (single story, moderate pitch, 20-30 squares), a full roof replacement using architectural shingles generally falls between $8,000 and $18,000 before insurance. The final number depends on roof size (measured in “squares” — each square equals 100 square feet), pitch and complexity, materials, and the condition of the decking underneath.

But here’s what most cost guides won’t tell you: in Central Iowa’s hail belt, a large percentage of roof replacements are covered by homeowner’s insurance. If your roof has documented storm damage, your out-of-pocket cost is typically just your deductible — $1,000 to $2,500 for most homeowners. The key is having a contractor who knows how to document the damage thoroughly and accurately. That’s what we’ve been doing for 29 years.

Why Des Moines Roof Costs Are Different from National Averages

Those HomeAdvisor and Angi numbers you’ve been reading? They’re calculated for a generic American homeowner. Iowa is not generic.

Hail frequency changes the math. Des Moines sits in one of the most active hail corridors in the country. Severe hail events hit Polk, Dallas, Warren, and Story counties every year. More roofs get replaced through insurance claims here than in markets with less severe weather — which means your actual cost is often just your deductible, not the full replacement price.

Iowa’s freeze-thaw cycle is harder on roofs. Temperature swings of 50+ degrees in a single week during spring and fall accelerate shingle wear faster than in milder climates. If your roof is 15+ years old and you haven’t had it inspected recently, damage may already be accumulating that you can’t see from the ground.

Wind exposure is relentless. Without mountains or dense forests to break the wind, Iowa homes take sustained wind loads that roofing systems in other markets never face. Standard shingles that perform fine in Ohio or Tennessee may fail years earlier in Iowa.

Storm Damage Gets Worse the Longer You Wait

A small hail hit today becomes a leak next spring. A missing shingle becomes rotted decking. Every month you wait costs more to fix. Most insurance policies have a deadline for filing storm damage claims — don’t let yours expire.

Breaking Down the Cost: What You’re Actually Paying For

A roof replacement isn’t one line item — understanding the components helps you spot when a contractor is cutting corners or hiding costs.

Materials (40-50% of total cost): Shingles are the visible part, but your roof system also includes underlayment (waterproof barrier beneath the shingles), ice and water shield (required by Iowa code along eaves and valleys), drip edge, flashing around vents and chimneys, ridge cap, and ventilation. A quality architectural shingle like Owens Corning Duration carries a limited lifetime warranty. Stepping up to Duration FLEX (Class 4 impact-rated) costs more upfront but can qualify you for up to a 20% insurance premium discount — in Iowa, that discount often pays for the upgrade within a few years.

Labor (35-45% of total cost): Tear-off, decking inspection and repair, full system installation, and property cleanup. Complexity drives labor cost — a walkable ranch roof takes far less time than a steep two-story with dormers, valleys, and skylights.

Decking repairs (variable): Underneath the old shingles, we inspect every square foot of plywood decking. Ice dam damage, condensation from poor ventilation, and hail-driven moisture can rot decking that looks fine from outside. We document every damaged section with photos before replacing it — no surprises.

Permits and disposal (5-10%): Permit costs vary by municipality across the Des Moines metro. Disposal of the old material should always be included in a reputable quote — if it’s not, ask why.

Class 3 vs. Class 4 Impact Shingles: Iowa’s Most Important Decision

In Central Iowa, the most important material decision isn’t color — it’s impact rating. This decision affects what you pay upfront, what you save on insurance every year, and how long your roof survives Iowa weather.

Class 3 vs Class 4 impact rated shingles comparison for Iowa homeowners

Class 3 impact shingles (like Owens Corning Duration) withstand a 1.75-inch steel ball dropped from 20 feet. They handle most Iowa hailstorms and are the most popular choice across our Des Moines metro projects.

Class 4 impact shingles (like Owens Corning Duration FLEX) survive a 2-inch steel ball — the highest rating available. SBS-modified asphalt makes them more flexible and impact-absorbing. The upfront cost is higher, but most Iowa insurance carriers discount your premium 10-20% for a Class 4 roof. On a $2,500 annual premium, that’s $250-$500 back every year. Over 10 years, the insurance savings alone can exceed the cost difference.

As an Owens Corning Platinum Preferred contractor — top 1% nationally, one of eight in Iowa — we install both Duration and Duration FLEX with the full manufacturer warranty backing: 50-year limited lifetime material warranty (first 25 years non-prorated), 25-year labor warranty backed by Owens Corning, plus our own 10-year workmanship warranty.

How Insurance Works for Iowa Roof Replacements

In the Des Moines metro, a large percentage of roof replacements involve storm damage — hail, wind, or both. Here’s how it works.

How roof insurance claims work for Iowa homeowners

You file a claim with your insurance company. Your insurer sends an adjuster to inspect. If approved, insurance pays for the replacement minus your deductible — typically $1,000 to $2,500. That deductible is your out-of-pocket cost.

What determines whether this goes smoothly? The quality of the documentation your contractor provides. Detailed, accurate documentation of every damaged component — photos, measurements, manufacturer specifications — gives the insurance company the data they need to process the claim fairly.

We provide the detailed documentation and evaluation data homeowners need when working directly with their insurance company, though we are not public adjusters. We’ve documented storm damage on more than 14,500 properties across Central Iowa — that experience means our documentation is thorough, our evaluations are accurate, and homeowners have the information they need to work with their insurance company confidently.

Important: Most insurance policies have a time limit for filing storm damage claims. If you suspect your roof was damaged in a recent storm, don’t wait. A free inspection takes less than an hour and gives you the documentation you need to decide whether to file.

How to Evaluate a Roofing Quote

Getting multiple quotes? Good — you should. Here’s what separates a real quote from a red flag.

Line-item detail. Materials, labor, decking repair allowance, disposal, permits — all broken out separately. A single lump number with no breakdown is a quote you can’t compare to anything.

Manufacturer certifications. Ask which shingle manufacturer certifies the contractor, and at what level. A contractor who isn’t manufacturer-certified can install the same shingle, but your warranty will be significantly shorter and won’t include labor. Our Owens Corning Platinum Preferred designation means your warranty is backed by one of the largest building materials manufacturers in the world — not just a local contractor’s promise.

Insurance documentation experience. Ask how many storm damage projects they’ve completed in your area. Ask to see examples of their documentation. In Iowa’s storm market, this directly affects how smoothly your claim proceeds.

Warranty layers. Look for three layers: manufacturer’s material warranty, manufacturer-backed labor warranty (only through certified contractors), and the contractor’s own workmanship warranty. If any layer is missing, ask why.

Iowa contractor registration. Every legitimate contractor in Iowa must be state-registered. Ask for their number and verify it. Ours is IAREG#C119347.

Red Flags: What Should Make You Walk Away

29 years in Iowa construction means I’ve seen every version of the bad deal. These should make you stop and walk away.

Uninvited post-storm visits with immediate pressure to sign. Reputable contractors don’t need high-pressure tactics — they have reputations, reviews, and referrals that do the talking.

A quote dramatically lower than every other quote. They’re cutting corners on materials, skipping steps, or planning change orders once the tear-off reveals problems.

Any suggestion that your deductible can be waived or absorbed. This is illegal under Iowa law and is a red flag for insurance fraud. Walk away immediately.

No physical Iowa office. After the storm chasers leave town, there’s nobody to call if something goes wrong. We operate from our headquarters at 475 SE Alices Rd, Suite B in Waukee and our second office in Clarion. We’re here before the storm, during the project, and for decades after.
